- Find the right form: the "Bail d'un logement" form applies to any dwelling unless a specific form applies (low-rental housing, co-op, student housing, mobile home lot).
- Choose your version: the official electronic lease on the government platform ($2.99 plus taxes), or the paper form sold at TAL offices, at Publications du Québec and at authorized retailers, including some bookstores.
- If you use the electronic version, have a valid email address for each party to the lease (remote electronic signature) and complete the process within 36 hours. The lease is generated as a PDF.
- Download and print your lease from the platform: it stays available for 90 days.
- If there are services in addition to those shown in the lease (e.g. in a private seniors' residence), they must also be indicated: in the electronic form, you provide the information within the form you chose.
- Landlords: fill in section G of the lease, which tells the new tenant the lowest rent paid in the 12 months before the lease starts (or the rent fixed by the Tribunal).
- If the lease is made verbally, the landlord must give the tenant the "Écrit obligatoire" form within 10 days of the lease being made.
